Housing statistic indicate homes in Venice FL are affordable and buyers are taking action. In the first quarter of 2011 the number of sold Venice homes increased 12% from the previous year. During the same period of time the average price decreased by 3% and the median price decreased 6%.

According to a recent article posted at Inman News, “The Housing Opportunity Index found that 74.6 percent of new and existing homes sold in the first quarter were affordable to families earning the national median income of $64,400. That’s up from 73.9 percent in the fourth quarter of 2010, and it’s the highest level recorded in the more than 20 years the index has been measured.”

The total number of Venice homes sales that closed from January 2011 to March 2011 was 460. The average number of days it took to a property to sell was 112. There were 20 that sold under $49,999 and 4 that sold for over $1,000,000. Similar to most real estate markets, location including proximity to water front had a big impact on the affordability of the 460 sold Venice homes.

Interestingly, the price range that witnessed the most sales during this period of time was homes ranging from $50,000 to $149,999. Nearly 50% of all sales occurred in this price range, suggesting affordability influenced the activity. While these popular price ranges in the first quarter of 2011 were also prevalent in 2010, during 2011 the total number of sales jumped 8%.
